A luxury housing community in Clearcreek Township is approaching its ninth phase. The community broke ground in 2007 and has seen $150 million in investments with more to come in its final two phases. Developer and home builder Design Homes & Development Co. Inc. has worked on Soraya Farms for the better part of a decade. The housing community has brought 300 new homes to the region with 60-plus still planned.
Soraya Farms has recently begun its ninth phase, which will bring 49 new homes to the community. The final phase will follow, rounding out the community with 10-12 homes. Development of phase nine’s lots is currently underway with homes to be plotted, sold and built later this year. The start and completion of phase 10 is dependent on completion of phase nine.
“We believe that that the residential home market is still strong,” said Ryan Reed, Design Homes general manager. “The last few months have been very positive for us, and we’re excited about phase nine coming online to service that demand.”
The 49 single-family, ranch style homes in phase nine are priced between $700,000 and$1.5 million, depending on buyer preferences. Single floor homes are about 2,000 square feet with up to 1,000 square feet for abasement for up to six bedrooms. Two-story homes will also be offered, bringing up toan additional three bedrooms. Reed said some trends for custom homes include upgraded gourmet kitchens and electric charging stations.
Soraya Farms is a resort-style living community with amenities including a fishing pond, clubhouse, pool and walking paths. “One of the things that really draws people to this community is because it is such a nice community. We are the developer and builder, and we take pride on both aspects of that. We want to develop a great community that looks nice and feels nice, and then we want to build a great home within that community.”
With their almost 10-year endeavor coming to an end, Reed said Design Homes currently has land holdings in the South Dayton area for its next projects. “We are going through the process in of getting some of those rezoned and preliminary development plans approved from the respective municipalities,” Reed said. “We feel
that we have a pretty good runway here for the next 10 years.”
On average, Design Homes completes about 20-30 homes per year and employs 20 workers.
